ALTA
An ALTA survey is a boundary survey prepared to a set of minimum standards that have been jointly prepared and adopted by the ALTA/ACSM. Additionally, an ALTA survey shows improvements, easements, rights-of-ways, and other elements impacting the ownership of land. An ALTA Survey is often prepared for commercial properties, as it will provide the title company with the information required to ensure the title to the land and improvements have minimal ambiguity. In addition to the minimum standards, a table of optional elements is included in the ALTA/ACSM standards.
Mortgage Inspections
A Mortgage Inspection is a very basic sketch showing the Surveyor’s opinion of the location of the major improvements on a parcel of property. This product is generally used by lenders to limit liability through the Surveyor’s opinion that the components of the property are located on the deeded property. This instrument does NOT constitute a boundary survey or estimate of property lines.

Boundary Surveys
A Boundary Survey is a detailed measurement of the property with the property corners being marked on the ground. This survey can also include a legally binding drawing of the property’s boundary and major improvements. Reference CERTIFIED SURVEYS Act 132 of 1970.
Topographic Surveys
A topographical survey is a detailed measurement of a specific area that is plotted onto a drawing showing the planimetric features. These maps can include elevations shown as contour lines or spot elevations. The boundary line will be shown if included in the scope of the project.
Utility Mapping
A utility survey is a detailed measurement of utilities that are then plotted onto a drawing to show the relationship of features on the ground to each other. These maps may include overhead wires, underground wires, storm and sanitary structures and pipes, waterlines and valves, fiber optic cable, telephone equipment and lines, cable TV panels and lines, substations, antennas, etc. These maps may or may not include elevations and/or boundaries.
As Built Survey
An As-built Survey is for the purpose of showing features that have been constructed to provide a record of the construction and to verify that the construction has been completed according to the approved design plans.
Hazardous Waste Site Mapping
A hazardous Waste Survey is a detailed measurement of a specific area that is plotted onto a drawing to show the relationship of features on the ground to each other with the intent of helping the client maintain compliance with all local, state, and federal regulations. These maps may or may not include elevations and/or boundaries.
Construction Staking
Construction Staking is a detailed layout on the ground of Engineering specifications for the placement and/or elevation of improvements for the benefit of the firm doing the construction. These surveys have documentation outputs as required by the client.
Volume Computations
A volume computation survey is the method of determining an inventory of material quantity (i.e., aggregate, sand, peat, coal, etc). Survey grade measurements combined with the latest CAD software and techniques can provide very accurate inventory control numbers.
Communication Towers
Tower surveys include the boundary and easement staking, construction staking, federal location/elevation certifications, and any needed as-built surveys. This service may be considered a subset of the ALTA survey process.
